Removing Garage Doors

Tips on looking after your garage plasterboard ceiling:

  1. Install eave and gable vents or roof ventilators in the roof cavity.
  2. Roll on or brush on a high quality sealer undercoat designed for exterior use.
  3. Use a premium exterior paint system that includes a mould inhibitor.

Garage Ceiling Maintenance

  

Why the need for Garage Ceiling Maintenance.

Garage ceilings are subject  to conditions that are more demanding than in other parts of the home. This is the case even when under the same roof as the rest of the home. Garages generally have a cement floor, brick walls and have large doors that when open let in rain and strong winds. Also take into consideration that at times your cars are even garaged wet.

So its understandable that your garage area tends to be damp. Unfortunately the plasterboard ceiling can absorb moisture to a point where the actual ceiling can come away from the ceiling battens or trusses. Another contributing factor that may cause your ceiling to come away is the vibration caused by the garage roller door motor.

During the past 20 years I have repaired and even replaced hundreds of Garage Ceilings.

Replacing Garage Ceiling to meet Australian Standards

(AS/NZS 2589:2007)

  

Plasterrepair provides extra framing by inserting trimmers between ceiling frames or installing steel angles (Rondo P 18) as shown in Photo 1.

Ceiling sheets are fixed to battens or trusses using course thread screws. As shown in photo 2 double screws are used every 400mm with plenty of stud adhesive (glue) for extra strength.

  

As shown in Photo 3 the perimeter of the sheet is screwed every 300mm as required by Australian standards.

  

All joints are back blocked and paper tape is used for maximum join strength. As seen in Photo 4.

  

Caution: The plasterboard must not be installed until building is completely waterproof. Condensation of water onto either the face or back of the plasterboard must be avoided. Insufficient protection from condensation can result in joint distortion, plasterboard sagging, mould growth and fastner popping.
